What is a Surveyor?

A Land Surveyor is a person who makes measurements upon the earth for the purpose of locating property boundaries. He or she researches the public and quasi-public records that pertain to your land. He or she prepares maps or plats, records of survey, and writes legal descriptions for the transfer of land. A Surveyor also prepares topographic maps for Design Engineering and stakes out building and utility locations for construction.

Why do I need a Surveyor?

Only a licensed Professional Land Surveyor can divide land in the state of Nevada. Subdivision Plats and Parcel Maps require a Land Surveyor's stamp. He or she can guide you through the submittal processes of many governmental agencies. In most cases he or she will handle the actual submittals, contacting you when your signature is required.

What kind of Survey do I need?

There are many different kinds of Surveys. Some of the more common ones and what they may involve are:
  • Record of Survey
    Locate property corners from a recorded subdivision plat, parcel map or deed. Also used to adjust a boundary line.
  • Parcel Map
    Subdivide an existing parcel into four lots or less. Offsite improvements may be required.
  • Subdivision Map
    Subdivide an existing parcel into more than four lots. Offsite improvements will be required.
  • A.L.T.A. Survey
    Survey to show all items that effect title to a piece of property such as structures, easements, encroachments, etc. A current Title Report is required.
  • Topographic Survey
    Represention of the geographical contours of a parcel and the surrounding area. Required for Engineering design.
  • Construction Survey
    Horizontal and Vertical "control" for any construction project, from a block wall to a high-rise.

How much is it going to cost?

There are a number of factors that determine the cost of a Survey. The size of your lot, the number of stakes you need, or the degree of detail required by your Title Company will all affect the price, but they aren't the only things. The way a deed or legal description is written can make the difference between us having to "break down" an entire section as opposed to just your block. In addition, we have to consider the amount and type of monumentation in the area. For these reasons, we can't give you a dollar amount without doing a little research first. Contact us for a quote.
